The subject of the study is a production and warehouse building with an office and social part located in Szczecin in the Pomorzany district.
The building has a total area of 4902 m2 and the following floors:
• 3-story office and social part
• 2-story warehouse and production section
The building was completed in 2012 and rebuilt and extended in
2015.
This is a production and warehouse building with office and staff facilities. It consists of two parts: the office and staff facilities are three stories high, while the production and warehouse section is two stories high.
The external dimensions of the building’s horizontal plan are 55.98 x 37.38 m.
The building in question is a two-story, freestanding structure with no basement, featuring a frame construction with infill walls. The building is covered with flat roofs with a 2-3% (1.5°) slope and a maximum height of 11.98 m above ground level.

The development plot includes an internal road (pedestrian access). The paved area in front of the building also serves as a parking lot. A loading ramp with a dock is located on the northern side of the production and warehouse section of the building. The maneuvering paths, yards, and parking lots are paved with concrete paving stones and are bordered by a concrete curb. The existing building is located deep within the plot, with parking spaces and access located on the northern side. Fire hydrants are located in adjacent streets at standard distances. The area where the building is located is covered by the local development plan. The site is serviced by water, gas, electricity, telephone, storm sewer, and sanitary sewer systems.
On the ground floor of the building there are storage rooms and social rooms intended for employees of the production and warehouse sections as well as office staff.
A public toilet adapted for people with disabilities and a cleaning room are located on the ground floor. Office and staff rooms are located on the second and third floors.
Employees are provided with break rooms and changing rooms, along with a sanitary complex equipped with sinks, toilets, urinals, and showers. Access to all ground floor rooms is provided for disabled persons. An adapted toilet has been installed, and the entrance to the facility is directly from the ground floor. The facility has gravity-assisted ventilation and mechanical supply and supply-exhaust ventilation. Air conditioning is installed in some rooms. Office spaces and the production area are naturally lit in accordance with technical specifications. The ventilation and technological equipment used was selected to ensure that permissible noise emission standards were not exceeded. The building has a heating system using gas boilers.
The central heating system is divided into the following heating circuits: convection heating circuit, underfloor heating circuit, domestic hot water heater charging circuit, heating and ventilation unit supply circuit, and water heater supply circuit. Waste generated during the operation of the existing facility is collected in a waste chamber – a separate room in the building – and then disposed of by specialized companies. The waste chamber is equipped with gravity ventilation, a tap with a connector, and a drain grate.
Function of the facility: production and storage with office and social areas.
The ground floor of the production area houses dedicated storage facilities. The warehouse is equipped with four external gates for receiving and issuing goods. One of the gates has a ramp allowing for unloading from vehicles over 12 tons. Gate dimensions are minimum 3x3m and are electrically driven.
The external dimensions of the building’s nearly rectangular horizontal plan are 55.98 x 37.38 m.
The building’s structure was designed as a skeleton structure with shear walls. The building was designed on intermediate foundations in the form of pile foundations with a reinforced concrete slab. The shear walls were designed as monolithic reinforced concrete. The load-bearing walls of the ground floor were constructed of silicate blocks masonry with a cement-lime mortar. The external walls of the above-ground level were designed as masonry of aerated concrete blocks.
