CARDIOLOGICAL AND NEUROLOGICAL RECHABILITATION CENTER IN M.WARCHLINO, GM. STARGARD.

We propose the purchase of a special purpose vehicle with a project and appropriate decisions regarding the construction of a cardiological and neurological rehabilitation center, located in Warchlino, commune. Stargard, poviat Stargard, voivodeship West Pomeranian.

The town of Warchlino is located approx. 20 km from Szczecin, approx. 32 km from Goleniów (airport),
approx. 10 km from Stargard and approx. 147 km from Berlin. The planned investment has good access via road No. 142 and is close to the airport in Goleniów. The area of the planned center is located surrounded by forests and lakes, e.g. J. Warchlino.
This investment involves the creation of a modern center for patients with cardiac and neurological diseases.

The plot on which the center is planned to be built has an area of 2.6495 ha.
The designed center consists of 4 buildings with a total building area of 5,579.41 m2, i.e.:

1. Main Building , with an area of 1,702.08 m2, which will house medical offices, treatment rooms, diagnostic rooms, exercise rooms and beauty salons.
The total area of medical and rehabilitation offices is: 528.6 m2, swimming pool – 90 m2, jacuzzi – 4.6 m2, dining room – 115.4 m2, conference room – 42 m2, office area – 375 m2, dry and steam sauna, salt cave, changing rooms with sanitary facilities, library, bar, fireplace room, outdoor terrace – 60 m2, reception.

2. A building with an area of 1,233.87 m2, which is to contain: 10 single rooms with a kitchenette and a bathroom, with an area of 35.1 m2, 4 double rooms with kitchenette and bathroom, area 40.3 m2.

3. Building, with an area of 1233.87 m2, which will contain 10 single rooms with a kitchenette and a bathroom, with an area of 35.1 m2, 4 double rooms with a kitchenette and a bathroom, with an area of 40.3 m2.

4. Building, with an area of 1233.28 m2, which is to contain: 10 single rooms with a bathroom, with an area of 24.0 m2, 4 double rooms with a bathroom, with an area of 31.0 m2, 8 guest rooms with bathroom, area 18.0 m2.
All buildings are connected by connectors and are adapted for disabled people.

For the above investment, Decision 03/2016 was issued regarding the approval of the construction design and granting a permit for the construction of a complex of buildings for the rehabilitation center, i.e. the main building and 3 buildings – residential pavilions with land development.

A decision of August 2015 on development conditions was issued regarding a plot with an area of 1.3200 ha, for an investment consisting in the construction of 8 single-family residential buildings with garages and the necessary infrastructure.
The investment was started on time (construction log).
The company has a construction design for this investment at its disposal.
Plots covered by land and mortgage registers, without any encumbrances.

Two plots are proposed for purchase:
– plot with an area of 2.6495 ha regarding the planned investment in the construction of a rehabilitation center and

– plot with an area of 1.3200 ha , with development conditions issued for investments in the construction of 8 single-family residential buildings with garages.
The total area of the plots is: 3.9695 ha.

The offer price – net is PLN 4,763,400, the offer price – gross is PLN 5,859,000. 23% VAT.
