Excellently located 827 m2 plot in Tanowo, 14 km from the center of Szczecin, with a view of the forest and surrounded by new houses (loosely developed). Designated according to the Local Spatial Development Plan for detached single-family homes. Building height: 2 storeys, up to 9.5 m, with a high roof pitch of 30-40 degrees. Building area: up to 30%, biologically active area: 40%. There is an operating drainage ditch nearby. Quite difficult ground conditions, consisting of a 1.60 m thick layer of peat, which needs to be replaced over an area of approx. 200 m2 (below the house). UTILITIES: Electricity, 110 mm municipal water main, sanitary sewer, and gas are available in the road. FACILITIES: The plot faces north-west. The plot adjoins a plot for sale of 30 m2. 1056 m2 at a price of PLN 250/m2, where the peat layer ranges from 60 cm to 1.20 m. GEOLOGY: The top layer consists of moist and wet peat, weakly and heavily distributed, below which there are fine sands of medium density, and at a depth of 3 m they turn into compacted fine sands. The free water table is located at a depth of 0.5 m below ground level. In the subsoil, beneath the 0.4 m thick soil layer, peat occurs to a depth of 1.5 m below ground level. The supporting layer is located in fine sands at a depth of 1.5 m, and compaction increases to a depth of 3 m. Due to the nature of the construction subsoil (simple ground conditions) and the nature of the designed structures, the problem was classified as Geotechnical Category I. During foundation works, it is absolutely necessary to remove the peat layer to a depth of 1.5 m, raise the ground level due to the presence of groundwater and possible flooding, and it is worth considering foundation on wells.
