For the areas of development of tourist services, apartment buildings and apartment-residential buildings, marked with the symbols: UTA.1 with an area of 4373 m², UTA.2 with an area of 4470 m², UTA.3 with an area of 4193 m², UTA.4 with an area of 4454 m², UTA.5 with an area of 4134 m², UTA.6 with an area of 4116 m², UTA.7 with an area of 4156 m², UTA.8 with an area of 4067 m², the following is established: 1) intended use: apartment development, apartment-residential buildings, gastronomy, basic services, trade services with a total sales area of up to 50 m², health services, biological regeneration services, nursing home with residential premises, treatment base with rest rooms, tourism services, sports and recreation services; 2) principles of land development: a) development within the mandatory and impassable development lines in accordance with the plan drawing, b) in the areas of UTA.1 – UTA.2 and UTA.4 – UTA.8 the side development line changes from mandatory to impassable at a distance of 14.0 m from the front development line, located along Nadmorska Street, c) maximum development area up to 40% of the plot area, d) plot development intensity index from 0.5 to 2.0, e) biologically active area not less than 20% of the plot area, f) minimum elevation of the ground floor level – not lower than 1.5 m above sea level, g) it is permitted to place advertising boards with a total area of up to 4 m² on the façade; 3) development conditions regarding building height: a) from 2 to 4 above-ground storeys, including usable attic, b) minimum height of the part of the building located in the front building line (i.e. along Nadmorska Street) – 3 storeys, c) building height from 8.0 to 15.0 m, d) in a zone up to 15.0 m wide from the north-western border of the site (in accordance with the plan drawing), maximum permissible building height up to 10.0 m, with covering in the form of terraces permitted, e) height of the cornice and eaves from 6.0 to 15.0 m; 4) development conditions regarding the layout and form of roofs: the use of steep roofs with ridges parallel to the applicable building line and/or flat roofs is permitted; 5) building conditions in terms of the angle of inclination and roof covering: a) in the case of steep roofs, the following shall be established: – the use of double or multi-pitched roofs with the possibility of dormers and roof windows, – an angle of inclination from 20° to 35°, – covering with ceramic roof tiles or roof tile-like material such as: cement or bituminous roof tiles, slate, standing seam sheet metal, etc., in shades of red, brown or graphite, b) in the case of flat roofs, the following shall be established: – an angle of inclination from 0° to 10°, – covering with material such as: trapezoidal sheet metal, standing seam sheet metal, bituminous surfacing, etc., in shades of black or graphite, as well as gravel, grass, stoneware or terracotta, wood; 6) development conditions in terms of fencing the area: only openwork fences are permitted, up to 1.5 m high, excluding the use of prefabricated concrete fences; 7) principles of combining and dividing real estate: a) combining two plots within one elementary area is permitted, b) secondary division of the elementary area is not permitted; 8) communication requirements: a) communication service from Nadmorska Street via exits located on the borders of individual areas
