A 3,500 m² construction and crafts plot located in Tanowo, adjacent to buildings with similar uses. Access to the plot is via a paved road. The primary use of the plot is crafts. Residential use is possible provided the primary use is met. Utilities include water, electricity (on site), and sewer and gas connections. The plot width is 65 m, allowing for division into two plots. A Local Development Plan has been adopted for the area, which includes the following provisions: 1. Land use: – crafts; – residence for the owner or user is permitted provided the primary use is met. 2. development: – compact development complex permitted within the plot, – building area up to 40% of the plot area, – building height up to 2 storeys, up to 9.5 m, including a high roof, – flat roofs of 1-storey service buildings are permitted, – minimum share of biologically active area – 20%.
