CARDIOLOGICAL AND NEUROLOGICAL REHABILITATION CENTER IN WARCHLINO, STARGARD MUNICIPALITY.
We propose the purchase of a special purpose vehicle with a project and relevant decisions regarding the construction of a cardio-neurological rehabilitation center located in Warchlino, Stargard commune, Stargard district, West Pomeranian Voivodeship.
The town of Warchlino is located about 20 km from Szczecin, about 32 km from Goleniów (airport),
approx. 10 km from Stargard and approx. 147 km from Berlin. The planned investment is easily accessible via road no. 142, and is also close to the airport in Goleniów. The area of the planned resort is located in the vicinity of forests and lakes, e.g. J. Warchlino.
This investment involves the creation of a modern centre for patients with cardiological and neurological diseases.
The plot on which the center is planned to be built has an area of 2.6495 ha.
The designed center consists of 4 buildings with a total building area of 5,579.41 m2, i.e.:
1. Main Building , with an area of 1,702.08 m2, which will house medical offices, treatment rooms, diagnostic rooms, exercise rooms, and beauty salons.
The total area of medical and rehabilitation rooms is: 528.6 m2, swimming pool – 90m2, jacuzzi – 4.6 m2, dining room – 115.4 m2, conference room – 42m2, office space – 375 m2, dry and steam sauna, salt cave, changing rooms with sanitary facilities, library, bar, fireplace room, outdoor terrace – 60m2, reception.
2. Building, with an area of 1,233.87 m2, which is to include: 10 single rooms with a kitchenette and bathroom, with an area of 35.1 m2, 4 double rooms with a kitchenette and bathroom, with an area of 40.3 m2.
3. Building, with an area of 1,233.87 m2, in which there are to be 10 single rooms with a kitchenette and a bathroom, with an area of 35.1 m2, 4 double rooms with a kitchenette and a bathroom, with an area of 40.3 m2.
4. Building, with an area of 1,233.28 m2, which is to include: 10 single rooms with bathroom, with an area of 24.0 m2, 4 double rooms with bathroom, with an area of 31.0 m2, 8 guest rooms with bathroom, with an area of 18.0 m2.
All buildings are connected by passageways and are adapted for people with disabilities.
For the above investment, a Decision was issued on 03.2016 regarding approval of the building design and granting a building permit for a complex of buildings of the rehabilitation centre, i.e. the main building and 3 buildings-residential pavilions, together with land development.
A Decision of 08.2015 was issued regarding the development conditions for a plot of 1.3200 ha for an investment involving the construction of 8 single-family residential buildings with garages along with the necessary infrastructure.
The investment was started on time (construction journal).
The company has at its disposal the construction design for this investment.
Plots covered by land and mortgage registers, free of encumbrances.
Two plots are proposed for purchase:
– plot of land with an area of 2.6495 ha concerning the planned investment of building a rehabilitation centre. Types of land use: RIVa-1.9538 ha, Lzr-RIVa-0.1587 ha, PsIV-0.0068 ha, LsIII-9.5302 ha
and
– a plot of land with an area of 1.3200 ha , with issued development conditions for the investment for the construction of 8 detached single-family residential buildings with garages along with the necessary infrastructure.
