UNLIMITED WRITTEN TENDER FOR
purchase of real estate constituting the right of perpetual usufruct to plot no. 83 with an area of 0.2480 ha
and ownership of a hotel building separate from the land with an area of usable area: 941.30 m2
located within the cadastral area of CIEPLICE V, DOLNOŚLĄSKIE, JELENIA GÓRA UL. ZAMOYSKIEGO No. 3,
for which the District Court in Jelenia Góra in the Land and Mortgage Register Department maintains the Land and Mortgage Register No. JG1J/00052541/1,
in which the BELLA Joanna Hassaniyeh Service and Trade Company
based in Jelenia Góra (58-550) at ul. Zamoyskiego No. 3,
with the NIP number 928-179-57-33 has been running a business for 10 years.

TENDER CONDITIONS
The starting price of the property is: PLN 2,970,000.00
(in words: two million nine hundred and seventy thousand PLN 00/100) net + 23% Vat.

The conditions for purchasing real estate are:
– submitting a written offer to purchase real estate.
The offer should include at least:
– offered price,
– method and date of payment,
– documenting sources of investment financing,
– GDPR consent,
in the case of legal persons, a current copy of the register,
in which the bidder is entered and a copy of the resolution adopted by the authorized body
in the form of a notarial deed regarding the purchase;
a copy of the proof of payment of the deposit in the amount of 10% of the starting price.

Written offers in closed envelopes with the inscription “Offer for the purchase of real estate – Hotel BELLA in Cieplice”
should be submitted to the company address UBERNA NIERUCHOMOŚCI Jelenia Góra ul. Wróblewskiego 80/18
until May 14, 2024 at 10:00
by correspondence to the address given above.

The deposit should be paid in cash on a notarial deposit at the notary office selected by the Tenderer.

Payment of a 10% deposit to a notarial deposit account in advance,
so that the funds are in the account by the date of the final tender result.
If the offer is accepted and the sales contract is concluded, the deposit will be included in the price.
If the offer is not accepted, the deposit will be returned to the offeror in accordance with the deposit acceptance protocol by the notary.
The deposit is forfeited to the Owners when the offer is accepted,
and the bidder does not proceed to conclude the sales contract or does not pay the entire price.
The deposit is also forfeited if the bidder withdraws the offer after the deadline for submitting offers.

The offers will be opened at the BELLA Hotel – located in Jelenia Góra (58-550) at ul. Zamoyskiego No. 3,
on May 14, 2024 at 12:00.

If several offers are received, the Owner will select the most advantageous offer by May 19, 2024.
The choice of offer is determined primarily by:
price, date,
method of payment and compliance by the bidder with all tender conditions.

Legal persons may participate in it through their bodies or persons having a notarial power of attorney to perform this activity.

The decision regarding the selection of offers is made in a written protocol.

After selecting the offer, the seller sets a date for concluding the sales contract with the buyer.
The buyer is obliged to pay the price at the latest at the time of concluding the notarial deed, unless a different date is specified in the contract.
The sales contract is concluded in the form of a notarial deed, all costs of which are borne by the buyer.

The owner has the right to cancel the tender without giving a reason.

In this case, the deposit will be returned to the bidders in accordance with the deposit acceptance protocol by the notary.

– The price does not include VAT.
– The transaction price includes hotel equipment.

The facility is operating at the standard of a *** star hotel and is undergoing ongoing renovations.
