Plot of 900 m2 located Szczecin – Krzekowo. The plot consists of 2 plots of 450 m2 each, which allows it to be used for detached and semi-detached development. There is a current Local Spatial Development Plan for the area. 1. Functional arrangements: 1) land use: single-family housing: a) detached, b) semi-detached 2) the location of services built into residential buildings is permitted, including commercial premises with a sales area of up to 50 m2 – 3) the location of: a) detached services, including commercial facilities with a sales area of up to 100 m2, b) residential buildings of up to 2 apartments with built-in services is permitted. 2. Ecological arrangements: 1) minimum area of biologically active area within the boundaries of the building plot: 50%, 2) area covered by the Urban Greenery System; 3) in the area covered by the Bukowa River ecological corridor, the provisions of the Provisions of composition, forms of development and method of land development apply: 1) maximum building height: 2 above-ground storeys, but not more than 9.5 m; 2) buildings covered with steep roofs; 3) maximum building area within the boundaries of the building plot: a) for single-family residential development: 30%, b) for detached service development: 35%, c) in other cases 40%; 4) impassable building line specified on the plan drawing: 5) minimum area of a newly designated building plot: a) for detached development min. 600 m2, b) for a semi-detached building min. 450 m2. Additionally, a share in the road must be purchased.
