Plot with an area of 3.0576 ha located in Gryfice. A development concept has been developed for the plot. PROGRAM AND SPATIAL CONCEPT: 1.1 The subject of the study is the program and spatial concept of land development. The plot in question is not covered by the spatial development plan. The analysis carried out aims to estimate the absorption capacity of the area and be the basis for an application for development conditions specifying: – the function of the designed facilities; – applicable building lines; – height of the designed development; – roof geometry; – percentage of area plot of land intended for development; – guidelines for communication services; – biologically active surface coefficient; – parking space ratio. 3. PURPOSE AND UTILITY PROGRAM. 3.1 General land use program. The plot in question is located in the north-western part of Gryfice, its area is limited by the existing buildings and infrastructure of Gryfice. In the eastern part, the plot is adjacent to the Szczecin – Kołobrzeg railway line, from the south, the plot borders the national road, and from the east, it borders a recreational area which is a place for the inhabitants of Gryfice, while on the north, there is agricultural wasteland. The plot in question was divided into two functional zones: service zone – the front part of the plot adjacent to the street from the south, creating an isolation zone from the national road and a multi-family development zone in the further part of the plot. RESIDENTIAL FUNCTION. The residential function was implemented in six multi-family buildings designed on a north-south axis ensuring convenient sunlight illumination of the rooms. Three-story, single-staircase buildings were designed. The project envisages the construction of 226 apartments of various sizes (from 30 m2 to 75 m2). SERVICE FUNCTION: The service function was designed in the southern part of the plot, directly connected to the national road, in two single-story buildings. The buildings were designed as single-story buildings with separate cubicles with social, hygiene and sanitary facilities. Each box can have a separate service function, e.g. office, grocery store, catering. The boxes can be connected to each other to create larger sales areas. Boxes were designed on a 12 m x 6 m module. Parking spaces for customers were designed directly in front of the service buildings. SUPPLEMENTARY FUNCTION: The functional program is complemented by garages, technical rooms and storage rooms. The investment area includes parking lots, places for collecting household waste, a playground and rest areas for residents. 4. Characteristic parameters. – area plots: 30,000 m2 – area residential development: 5760 m2, – area usable area of PUM apartments: 11,000 m2, – area service development: 980 m2, – area usable area of PUU services: 980 m2, – area biologically active area: 806 m2, – building height: 10 m. Due to the lack of a Local Development Plan, it is also possible to consider commercial use of the area. In the case of a determined customer, there is an option to purchase half of the land.
